patrimonio
noun · pah-tree-MOH-nee-oh
What a family builds and passes on. A house is usually where it starts.
Who this is for
Typical homebuying can be difficult, even impossible.
We simplify the buying process and open up a world of possibilities to you and your family.
We work with buyers who file an ITIN and entrepreneurs. If you have income, your credit doesn’t have to be perfect.
How it works
Four steps.
Two paths: seller financing or a lease purchase. The steps are the same.
- We talk. Tell us where you want to live and what your budget is.
- We show you. What’s available, with all the relevant figures.
- We check. A licensed loan originator confirms the payment is a fit for you.
- We close. Money goes to escrow. We sign. You take the keys, and from that day it’s your home.
Common questions
What people ask us most.
Qualifying
Do I need a Social Security number?
No. We work with buyers who file taxes with an ITIN. What we need is current government-issued ID and income documentation we can verify.
Does my immigration status matter?
Owning property in the United States doesn’t require citizenship or residency. We don’t ask about your status because it isn’t part of our decision — we look at your ID, your income, and whether the payment fits. If you have questions about how this affects your immigration situation, talk to an immigration attorney before you sign.
Do you check credit?
Yes, at some point in the process. But it isn’t what decides. A low score from medical debt or a thin credit file doesn’t disqualify you. What weighs most is whether you’ve paid rent on time and whether the new payment fits your budget.
How much do I need for a down payment?
It depends on the home and on your situation. We don’t publish a figure because it would be made up — every house is different. In the first conversation we give you the exact number for the home you’re interested in.
Can I buy with my spouse or a family member?
Yes. Everyone on the loan goes through the same income review, and everyone is equally responsible for the payment. Combining two incomes is often what makes the numbers work.
Do I need to speak English?
No. We work with you in Spanish from start to finish. One thing to be clear about: the legal documents signed in Colorado are in English. Before closing we go through every document with you in Spanish, and you have every right to bring your own translator or your own attorney. We recommend it.
The process
What documents should I gather?
Current ID for each buyer, proof of income for the last two years, the last two or three bank statements, and proof of the money you have for the down payment. If you’re self-employed, bank statements and tax returns count for more than a pay stub.
How long does the whole process take?
It depends on how fast you gather your documents and whether there’s an available home that fits. We won’t promise you a date we don’t control. The part that’s in your hands is the paperwork, and it’s what usually slows people down.
Is this seller financing or a lease purchase?
Either one. We work two ways: seller financing, where the home is yours from closing, or a lease purchase, where you move in first and buy later. Which one fits depends on the house and on your situation. We work that out together in the first conversation.
Where in Colorado do you have homes?
We work statewide, with most homes along the Front Range — the Denver metro, Colorado Springs, Pueblo, and Greeley. If you’re looking elsewhere, ask us; inventory changes constantly.
Once you own it
Who pays the taxes and insurance?
You do, like any owner. In most cases those amounts are collected with your monthly payment and held in escrow to be paid when they come due, so a property tax bill doesn’t hit you all at once in January. The figure we quote you already includes them.
Can I remodel or make repairs?
Yes. It’s your house, and you don’t need our permission to paint, replace flooring, or fix what breaks. For structural work or anything requiring city permits, tell us first — there’s a lien on the property and your insurance policy needs to reflect the work.
Can I sell the house before it’s paid off?
Yes. It’s your house, so you can sell whenever you want. At the sale, the balance of your loan with us is paid out of the proceeds, the same as a bank mortgage would be. Whatever is left above that balance is yours. That’s real equity.
Can I refinance with a bank later?
Yes. We don’t charge a prepayment penalty, so you’re free to refinance as soon as you can. Whether a bank approves you depends on that bank and on your finances at the time — that isn’t something we can predict or promise.
Your protection
What happens if I’m late on a payment?
Tell us before the due date, not after. If a medical emergency hit or you lost work, there’s far more we can do when we hear about it early. That said, be clear: this is a real mortgage. If the delinquency continues, foreclosure can begin just as it would with a bank, and you could lose the home and the money you’ve put in. The exact timelines are written in your note, and we go through them with you before you sign.
What happens if Patrimonio closes or sells my loan?
Your home does not depend on us existing. Your payments go to a licensed servicing company, not to a personal account of ours. If the loan were sold or Patrimonio closed, your loan would transfer to another holder on exactly the same terms. Nobody can change your payment or your rate partway through.
